Real property research report service fee and procedures

II-1 Real property research report service fee

(Real property research report service fee)

1.Real property research report service fee is calculated based on the valuation amount by real property interest.  Please refer to service fees table (Real property research report service fee)

(service fee adjustment for building and its lease land appraisal)

2.Service fee for building and its lease land appraisal is calculated by adding to the service fee amount (Real property research report service fee amount) for Building and its site, the difference of the service fee amount (Real property research report service fee amount) between Leasehold interest in land and vacant land or building. Please refer to service fees table (Real property research report service fee).

(Reduction of service fee for multiple locations)

3.(1) When subject properties are within the neighborhood area or comparable neighborhood area of market area, and the information on value factors are the same, service fee table (Real property research report service fee) is reduced based on the number of sites.

(2) When condominium unit research is conducted and the condominium units are within the same condominium, service fee amount by service fees table (Real property research report service fee) is reduced based on the number of condominium units.

(Revaluation discount)

4.When there is the request of the evaluation on the same condition for the same subject property within one year from the  real property research  and the same information is used, service fee amount by service fees table  (Real property research report service fee) is reduced.

( Rounding off in calculation)

 5.Rounding off in calculation is done for the amount of service fee  less than ¥1,000 JPN YEN  from article 1 to 4. 

(Consumption tax)

6.Consumption tax is included in the amount of service fee from article 1 to 4

(Other expense)

7.The actual  expense at Regional Legal Affairs Bureau and others is asked. 

Others

8.Advance payment and cancellation fee are as follows.

(1)Once we conclude the contract, we receive the advance payment of ¥20,000 JPN(consumption tax is  included). We ask you to pay the difference between the advance payment and the amount of the service fee when we submit the final document to you.

(2)If you cancel the contract, we ask the cancellation fee.

When the contract is cancelled before the on-site visual inspection, the cancellation fee is ¥20,000 JPN(consumption tax is included).

When the contract is cancelled after the on-site visual inspection, the cancellation fee is ¥20,000 JPN(consumption tax is  included).
